  • Evolving the hotel positioning among the competition in terms of image, hotel type, size, customer mix, occupancy, room rates and revenues.
  • Determining the optimum business model that will address development of products & services, differential pricing strategies, attracting new customer segments, service delivery standards etc.

Development Model

  • Formulation of an appropriate revenue management strategy for the hotel property in a given market scenario. The objective of the revenue management strategy is to capture the optimal profitability that can be produced from the projected demand.
  • Finalization of product mix and project sizing including broad area statement.
  • Assessment of infrastructure requirement for the project.
  • Review of bye-laws and development control regulations etc.
  • Conceptual layout plans & finalization of Area Statement.
  • Estimation of project cost in terms of capital cost of project components & support infrastructure.

Financial Viability Analysis

  • Financial feasibility analysis including projections for revenue & expenses including O&M, cash flow statements, DSCR and IRR for the proposed project.
  • Financial viability of the project based on different scenarios with sensitivity analysis, considering cost of the development, estimated revenue from facilities planned in the project and changes in variable and fixed operating cost.
  • Conclusions and Recommendations.
